When the covering has lost the flexibility to be repaired reliably, when moisture is trapped in the insulation or deck, when the deck itself has deteriorated, or when repeated repairs are no longer buying meaningful time. The findings that justify renewal
Brittle covering that cracks rather than flexes. Widespread blistering and ripples. Wet insulation confirmed by a core sample or moisture survey. A deck that is soft, deflecting or delaminating. A history of repairs that no longer hold.
