Do you work on property managers & landlords?
We work with managing agents and landlords on tenanted property across Cumbria and the Borders — attending leaks quickly, reporting in writing with photographs so you can evidence spend to owners, and setting out repair-or-replace advice before a small defect becomes a dilapidations problem.
A managing agent needs three things from a roofer: someone who turns up, a written record of what was found and done, and honest advice on whether a roof is worth repairing again. Most of our managed-property work is leak response, followed by a survey that tells the owner what the roof actually needs over the next five years.
What matters here
How we handle this work
Fast attendance on tenanted property
Leaks in occupied homes escalate quickly. We attend, make safe and make watertight, then report before quoting the permanent repair.
Documentation for owners and insurers
Photographs, findings and recommendations in writing, so you can justify expenditure or support a claim without a second visit.
Portfolio surveys
Drone and physical surveys across multiple properties, priced together and reported consistently so you can rank spend by urgency.
Honest repair-or-replace advice
We will tell you when a roof is at the end of its life rather than selling you a fourth patch repair on the same slope.

Emergency Roof Repairs
Emergency roof repair is a same-day intervention to stop water entering a building and to make a damaged roof safe. Sovereign Roofing Cumbria answers its emergency line 24 hours a day, makes the roof watertight on the first visit where it is safe to do so, and then quotes separately for the permanent repair.
Roof Leak Detection
Roof leak detection traces water back from where it appears inside to where it actually enters the roof. Water frequently travels along battens, rafters and purlins before it drops, so the ceiling stain is often several metres from the defect. Detection combines internal tracing, external inspection, drone imagery and, where needed, controlled water testing.
Roof Surveys & Condition Reports
A roof survey is a documented assessment of a roof's condition, remaining service life and defects, delivered as a written report with photographs and prioritised recommendations. It is used for property purchases, planned maintenance budgeting, insurance, dilapidations and settling disagreements about whether a roof needs replacing.
Roof Repairs
Planned roof repair fixes an identified defect — slipped slates, cracked tiles, failed flashings, valley or ridge problems — before it becomes water ingress. Repairs are appropriate where the covering and structure are otherwise sound and the fault is localised.
Gutter Cleaning
Gutter cleaning clears leaves, moss and silt from gutters, hoppers, outlets and downpipes so rainwater leaves the building rather than overflowing down the wall. It is the cheapest preventative maintenance available and prevents damp, pointing erosion and fascia rot.
Roofline — Fascias, Soffits, Guttering & Bargeboards
Roofline covers the fascias, soffits, bargeboards, guttering and downpipes at the edge of the roof. These components carry the gutter, close the eaves and manage all the water coming off the roof, so their failure causes damp, rot and pest access even when the covering itself is sound.
Property managers & landlords — common questions
Book a commercial roof survey
We survey the roof, report in writing with photographs and drone imagery where useful, and give you repair-or-replace options you can put in front of a board, an owner or an insurer.
