Do you work on housing associations & social housing?
We work with housing associations and social landlords across Cumbria and the Borders on responsive roof repairs, stock condition surveys and planned re-roofing programmes, working respectfully in occupied homes and reporting in a format that supports asset planning and compliance.
Social housing roofing splits into two streams: responsive repairs that have to be attended quickly and closed off with a record, and planned programmes driven by stock condition data. We can support both, and the survey work usually pays for itself by moving spend out of reactive repair.
What matters here
How we handle this work
Respectful work in occupied homes
Appointments confirmed with residents, tidy working, and the property left secure and clean at the end of every day.
Stock condition surveys
Consistent, comparable condition reporting across multiple properties so remaining roof life can be planned rather than guessed.
Damp and mould causes traced
Where damp is reported, we establish whether the roof, roofline or ventilation is responsible before anything is replaced.
Auditable records
Photographs, findings and completion notes for every visit, in a form that can be attached to a repair case or asset record.

Roof Surveys & Condition Reports
A roof survey is a documented assessment of a roof's condition, remaining service life and defects, delivered as a written report with photographs and prioritised recommendations. It is used for property purchases, planned maintenance budgeting, insurance, dilapidations and settling disagreements about whether a roof needs replacing.
Roof Repairs
Planned roof repair fixes an identified defect — slipped slates, cracked tiles, failed flashings, valley or ridge problems — before it becomes water ingress. Repairs are appropriate where the covering and structure are otherwise sound and the fault is localised.
Emergency Roof Repairs
Emergency roof repair is a same-day intervention to stop water entering a building and to make a damaged roof safe. Sovereign Roofing Cumbria answers its emergency line 24 hours a day, makes the roof watertight on the first visit where it is safe to do so, and then quotes separately for the permanent repair.
Roofline — Fascias, Soffits, Guttering & Bargeboards
Roofline covers the fascias, soffits, bargeboards, guttering and downpipes at the edge of the roof. These components carry the gutter, close the eaves and manage all the water coming off the roof, so their failure causes damp, rot and pest access even when the covering itself is sound.
Gutter Cleaning
Gutter cleaning clears leaves, moss and silt from gutters, hoppers, outlets and downpipes so rainwater leaves the building rather than overflowing down the wall. It is the cheapest preventative maintenance available and prevents damp, pointing erosion and fascia rot.
Roof Leak Detection
Roof leak detection traces water back from where it appears inside to where it actually enters the roof. Water frequently travels along battens, rafters and purlins before it drops, so the ceiling stain is often several metres from the defect. Detection combines internal tracing, external inspection, drone imagery and, where needed, controlled water testing.
