24/7 emergency roofing response — Cumbria & the Borders

Roofline & Roof Edge Systems

The edge of the roof does most of the work

Fascias, soffits and gutters are the least glamorous part of a roof and the most frequently neglected. They also hold the guttering up, close the roof against birds, and decide where several thousand litres of water a year ends up.

Roofline — Fascias, Soffits, Guttering & Bargeboards: the short answer

Roofline covers the fascias, soffits, bargeboards, guttering and downpipes at the edge of the roof. These components carry the gutter, close the eaves and manage all the water coming off the roof, so their failure causes damp, rot and pest access even when the covering itself is sound.

Who this is for

  • Owners with rotten, flaking or sagging timber fascias
  • Properties with leaking, sagging or overflowing gutters
  • Anyone with birds nesting in the eaves
  • Homes being re-roofed, where roofline replacement is far cheaper while the scaffold is up

Signs you need this work

  • Peeling paint and soft timber

Water has been getting behind the fascia, usually from a leaking gutter above it.

  • Sagging gutter line

The fascia can no longer hold the brackets, or the falls have been lost.

  • Gaps at the soffit

Open joints allow birds and rodents into the roof void.

  • Staining down the wall

A leaking joint or overflowing section wetting the masonry repeatedly.

Your options

  • Gutter repair and realignment

Renewing joints, replacing brackets and resetting the falls.

  • Localised timber repair

Splicing and replacing sections where decay is contained.

  • Full roofline replacement

New fascias, soffits, bargeboards and rainwater goods in one operation.

Materials and specification

  • uPVC roofline

Low-maintenance fascias, soffits and bargeboards in white, woodgrain and heritage colours.

  • Timber roofline

Where a conservation area or listed status requires it, in treated and painted softwood or hardwood.

  • uPVC rainwater goods

Half-round, square and ogee profiles with matching downpipes.

  • Cast-effect aluminium

For period properties needing a traditional appearance without cast iron's maintenance.

  • Ventilated soffit

Maintaining eaves airflow so a tighter roofline does not create a condensation problem.

How it works

Our process, step by step

  1. Survey the roofline

Timber condition, gutter falls, bracket fixings and eaves ventilation.

  2. Specify

Material, profile and colour, plus the ventilation strategy.

  3. Strip and inspect

Rafter feet and wall plate checked once the old fascia is off — decay there is common and needs addressing.

  4. Install

New boards fixed to sound timber, gutters hung to a correct and consistent fall.

  5. Test

Water run through the system to confirm the falls and joints before we leave.

Why it matters

What you get from doing it properly

  • Rafter feet checked

The hidden decay behind an old fascia is found and dealt with, not covered over.

  • Correct falls, verified

    Gutters water-tested rather than eyeballed.

  • Ventilation maintained

Ventilated soffit specified so the roof space still breathes.

  • Cheaper alongside a re-roof

Sharing the scaffold saves a substantial part of the cost.

Common questions

Related

Work that often goes with this

  • Gutter Cleaning

Gutter cleaning clears leaves, moss and silt from gutters, hoppers, outlets and downpipes so rainwater leaves the building rather than overflowing down the wall. It is the cheapest preventative maintenance available and prevents damp, pointing erosion and fascia rot.

  • Dry Verge Systems

A dry verge system caps the gable edge of a roof with interlocking mechanically fixed units instead of mortar. It resists wind uplift at the most exposed edge of the roof, prevents birds and rodents entering the roof space, and removes the recurring cost of repointing the verge.

  • New Roofs & Re-Roofing

A new roof means stripping the existing covering back to the rafters and rebuilding with new underlay, battens, covering, flashings and roofline details. It is the right decision when fixings have failed across the whole roof, when the covering has reached the end of its service life, or when repairs are recurring faster than they can be justified.

  • Preventative Roof Maintenance

Preventative roof maintenance is a scheduled programme of inspection, drainage clearance and minor repair that catches defects while they are still cheap. It is the difference between a fifty-pound repair and a five-thousand-pound one, and it is the single best-value service on this list.
