24/7 emergency roofing response — Cumbria & the Borders

Roof Repairs & Emergencies

Find the leak, not just the stain

Water rarely enters a roof directly above where it appears. Chasing the stain is how people end up paying for three repairs and still having a leak. We trace the path properly before anyone quotes for work.

Roof Leak Detection: the short answer

Roof leak detection traces water back from where it appears inside to where it actually enters the roof. Water frequently travels along battens, rafters and purlins before it drops, so the ceiling stain is often several metres from the defect. Detection combines internal tracing, external inspection, drone imagery and, where needed, controlled water testing.

Who this is for

  • Anyone who has already had a repair that did not stop the leak
  • Property managers with a recurring ingress in a large or complex roof
  • Owners of extended properties where the leak appears near a junction
  • Insurers and surveyors needing the cause established before liability is settled

Signs you need this work

  • A stain that only appears in certain conditions

Driven rain from one direction points at flashings, verges or a wall head rather than the roof field.

  • Damp with no obvious roof defect

Condensation, a blocked or bridged cavity, or a failed penetration seal can all mimic a roof leak.

  • Ingress near a chimney, valley or extension junction

Junction details cause a disproportionate share of leaks and are the first place we look.

  • Water appearing well away from the roof

Water tracking along a purlin can emerge metres from where it entered.

What we check on site

  • Interview: when it leaks, in what wind direction, how long after rain starts
  • Loft inspection to find the highest point of wetting, which is closer to the true entry point
  • External survey of all junctions, penetrations, flashings and drainage
  • Drone imagery of areas that cannot be safely or usefully reached on foot
  • Controlled water testing in stages, isolating one detail at a time
  • Written report identifying the entry point, the water path and the recommended repair

How it works

Our process, step by step

  1. Book the survey

We agree a time and, where relevant, ask you to leave the area undisturbed so evidence is intact.

  2. Internal trace

Finding the highest and earliest point of wetting inside the structure.

  3. External correlation

Matching that point to the defects visible from outside and above.

  4. Test to confirm

Staged water testing so the diagnosis is proven, not assumed.

  5. Report

Photographs, the water path explained, and a costed repair recommendation.

Why it matters

What you get from doing it properly

  • One repair instead of three

Proving the entry point before work starts is almost always cheaper than repairing by elimination.

  • Evidence for insurers and disputes

A documented diagnosis carries far more weight than an opinion.

  • Condensation ruled in or out

Not every damp ceiling is a roof leak, and we will tell you when it is not.

Common questions

Related

Work that often goes with this

  • Emergency Roof Repairs

Emergency roof repair is a same-day intervention to stop water entering a building and to make a damaged roof safe. Sovereign Roofing Cumbria answers its emergency line 24 hours a day, makes the roof watertight on the first visit where it is safe to do so, and then quotes separately for the permanent repair.

  • Drone Roof Inspections

A drone roof inspection uses a camera-equipped unmanned aircraft to photograph and film every part of a roof at close range without scaffolding, ladders or anyone working at height. It produces high-resolution evidence of the actual condition of ridges, valleys, chimneys, flashings and coverings, delivered as a documented report you can keep, share and compare against future inspections.

  • Roof Surveys & Condition Reports

A roof survey is a documented assessment of a roof's condition, remaining service life and defects, delivered as a written report with photographs and prioritised recommendations. It is used for property purchases, planned maintenance budgeting, insurance, dilapidations and settling disagreements about whether a roof needs replacing.

  • Flat Roofing

Flat roofing covers the installation and repair of EPDM rubber, GRP fibreglass, TPO single ply and torch-on bitumen systems on extensions, dormers, garages, porches and commercial roofs. Failure is usually caused by ponding, poor detailing at upstands and outlets, or a system laid over an unsuitable deck.
