We carry out school roofing across Cumbria and the Borders — flat roof replacement, slate and tile repair, gutter and rainwater work and condition surveys — programmed into holidays and half terms wherever possible, with RAMS, insurance documentation and access plans provided before work starts.
School roofs are usually a mix of eras: an original pitched slate building, 1970s flat-roofed extensions and a more recent single-ply block. They fail in different ways and rarely need the same treatment. Our starting point is a condition survey of the whole site so that a governing body can see the full picture and phase spend across budget years.

Roof Surveys & Condition Reports
A roof survey is a documented assessment of a roof's condition, remaining service life and defects, delivered as a written report with photographs and prioritised recommendations. It is used for property purchases, planned maintenance budgeting, insurance, dilapidations and settling disagreements about whether a roof needs replacing.
Flat Roofing
Flat roofing covers the installation and repair of EPDM rubber, GRP fibreglass, TPO single ply and torch-on bitumen systems on extensions, dormers, garages, porches and commercial roofs. Failure is usually caused by ponding, poor detailing at upstands and outlets, or a system laid over an unsuitable deck.
Roof Repairs
Planned roof repair fixes an identified defect — slipped slates, cracked tiles, failed flashings, valley or ridge problems — before it becomes water ingress. Repairs are appropriate where the covering and structure are otherwise sound and the fault is localised.
Roof Leak Detection
Roof leak detection traces water back from where it appears inside to where it actually enters the roof. Water frequently travels along battens, rafters and purlins before it drops, so the ceiling stain is often several metres from the defect. Detection combines internal tracing, external inspection, drone imagery and, where needed, controlled water testing.
Gutter Cleaning
Gutter cleaning clears leaves, moss and silt from gutters, hoppers, outlets and downpipes so rainwater leaves the building rather than overflowing down the wall. It is the cheapest preventative maintenance available and prevents damp, pointing erosion and fascia rot.
Commercial Roofing
Commercial roofing covers survey, repair, recovering and planned maintenance on non-domestic buildings — offices, schools, churches, retail units, industrial premises and public sector estates. The work differs from domestic roofing chiefly in scale, access, programming around building occupation, and the documentation required.
