It should state, in writing, what work it covers, for how long, what would count as a defect, what is excluded, and who honours it. A workmanship guarantee covers installation — the way the work was carried out. Materials are covered separately by the manufacturer, and the two are often confused.
Workmanship and materials are different things
A workmanship guarantee covers how the work was done: coverings laid and fixed correctly, flashings dressed properly, details formed so water is shed. A material guarantee covers the product against defect, and comes from the manufacturer.
A long headline period often belongs to the material, not the labour. Ask which is which, because installation faults are the more common cause of problems.
- The specific work covered, by area and element
- The period, and the start date
- What counts as a defect
- Stated exclusions
- Who honours it, and how to make a claim
- Whether it transfers on sale of the property
What it should say
The work covered should be identified specifically — this elevation, these details — not simply 'roof works'. The period should be stated with a start date. There should be a route to make a claim, with a named company.
If it transfers to a new owner on sale, that is worth having in writing too.
Exclusions worth reading
Storm damage, movement in the building, damage from third parties, and pre-existing defects elsewhere on the roof are commonly excluded, and reasonably so — a repair to one junction cannot guarantee the rest of a roof.
Watch for exclusions that undo the cover, such as excluding anything described as weather-related on a component whose whole purpose is to resist weather.
A guarantee is only as good as the company
It depends entirely on the issuing company still existing and honouring it. That is why the legitimacy checks matter: identifiable company, verifiable address, trading history.
A modest guarantee from a traceable local firm is usually worth more than a long one from a company you cannot find later.
Keep the record
Keep the guarantee with the written scope, the invoice and the before-and-after photographs. Together they show what was done, where and when — which is what makes a claim straightforward, and what reassures a buyer when you sell.
What evidence should you look for?
These are indications, not conclusions. Each one narrows where to look; only an inspection confirms a cause.
The guarantee is described verbally but not written down.
There may be nothing enforceable, and no defined scope of cover.
Areas that may need investigating
- written terms
- period and start date
- who honours it
A long guarantee period quoted with no distinction between labour and materials.
The headline period may cover the product rather than the installation.
Areas that may need investigating
- workmanship period
- manufacturer terms
- exclusions
Urgency: Monitor
A contractual matter rather than a roof condition issue.
Treat it as more urgent if you see:
- Work is complete and no written guarantee has been provided
Repair or replace?
Guarantee terms sometimes influence the decision, since a properly guaranteed repair may be preferable to an unguaranteed larger scope.
Further investigation is the right next step when
- Cover unclear on work already carried out
How we can help
- Roof RepairsPlanned roof repair fixes an identified defect — slipped slates, cracked tiles, failed flashings, valley or ridge problems — before it becomes water ingress. Repairs are appropriate where the covering and structure are otherwise sound and the fault is localised.
- New RoofsA new roof means stripping the existing covering back to the rafters and rebuilding with new underlay, battens, covering, flashings and roofline details. It is the right decision when fixings have failed across the whole roof, when the covering has reached the end of its service life, or when repairs are recurring faster than they can be justified.
- Roof SurveysA roof survey is a documented assessment of a roof's condition, remaining service life and defects, delivered as a written report with photographs and prioritised recommendations. It is used for property purchases, planned maintenance budgeting, insurance, dilapidations and settling disagreements about whether a roof needs replacing.
