Roofing costs
How much does roof repair cost?
What actually drives the cost of a roof repair — access, scope, materials and diagnosis — and why a figure before inspection is a guess.

The honest answer is that it depends on access, scope and materials, and that nobody can price your roof responsibly before seeing it. We do not publish figures here because a number quoted without an inspection is a guess, and guesses on roofing are usually wrong in the direction that suits whoever gave them.
What drives the figure
Access is often the largest single element. Reaching a defect from a ladder, a tower, a mobile platform or a scaffold are four very different costs, and height, ground conditions and what is below the roof all decide which is appropriate.
Then scope: replacing one component is not the same job as re-forming a valley or renewing a run of leadwork. Materials matter where matching is needed, particularly on traditional slate and heritage buildings.
- Access method and how long equipment is needed
- Scope: one component, a detail, or a run of work
- Materials, and whether matching is required
- Diagnosis: whether the cause is already established
- Site conditions and what sits below the work
Why diagnosis affects price
A repair with a confirmed cause can be scoped and priced accurately. A repair where nobody has traced the water carries risk, and that risk has to be handled somewhere — either by an allowance in the price, by a return visit, or by the customer paying twice.
This is why we treat diagnosis as its own step. It is generally the cheapest part of the process and it determines whether the rest is money well spent.
How to compare quotations sensibly
Compare scope before price. Look for the cause, the components to be renewed, the access method, how long the work will take and what is excluded. Two quotations that differ widely usually differ in scope rather than in value.
Ask how unknowns are handled: if battens or timber turn out to be defective once the covering is lifted, what happens to the price, and will you be consulted first?
What we will tell you
After an inspection, a written quotation setting out the cause, the work, the access, the materials and the price — and where something cannot be established without opening up, an allowance that is stated rather than hidden.
If a repair is not the sensible option, we will say so and set out what is.
What evidence should you look for?
These are indications, not conclusions. Each one narrows where to look; only an inspection confirms a cause.
You have been quoted over the phone without an inspection.
The figure cannot reflect access, scope or cause, so it may change materially.
Areas that may need investigating
- what the price includes
- what happens if scope changes
Two quotations differ substantially.
The scopes are probably different rather than one being poor value.
Areas that may need investigating
- scope line by line
- access provision
- included details
Urgency: Arrange an inspection
Pricing follows diagnosis. Getting the cause established first is what makes any figure meaningful.
Repair or replace?
Cost comparisons are only fair between properly scoped options. Ask for repair, partial renewal and replacement to be priced where each is genuinely viable, so the decision is made on evidence rather than on a single figure.
Further investigation is the right next step when
- Cause not yet established
How we can help
- Roof RepairsPlanned roof repair fixes an identified defect — slipped slates, cracked tiles, failed flashings, valley or ridge problems — before it becomes water ingress. Repairs are appropriate where the covering and structure are otherwise sound and the fault is localised.
- Roof SurveysA roof survey is a documented assessment of a roof's condition, remaining service life and defects, delivered as a written report with photographs and prioritised recommendations. It is used for property purchases, planned maintenance budgeting, insurance, dilapidations and settling disagreements about whether a roof needs replacing.
- Roof Leak DetectionRoof leak detection traces water back from where it appears inside to where it actually enters the roof. Water frequently travels along battens, rafters and purlins before it drops, so the ceiling stain is often several metres from the defect. Detection combines internal tracing, external inspection, drone imagery and, where needed, controlled water testing.
